Internal Project Description:

The H1 Building is a new landmark tower in the 5M Development located at the corner of 5th Street and Mission Street in the heart of the SOMA neighborhood of San Francisco. The 25 story commercial and mixed use high rise is being designed by renowned New York Architect KPF Associates in association with House & Robertson Architects as AOR. Quezada Architecture is contracted to provide interior space planning and feasibility studies to augment the design process and assist the real estate brokers market the building to potential clients during the early phases of design. QA has worked closely with the developer, brokers, and the architect of record to provide interior layouts to inform functionality and efficiencies of individual floor plates and maximize rent-able square footages.

Design Challenges & Innovations:

The Client requested updated fit plans based on the addition of diagonal bracing, which was introduced to the project during the design development phase. We prepared test fit plans for each floor for a typical tech tenant (open office workstations, conference rooms, phone rooms, and other support spaces) as well as a professional services tenant (private offices, limited open office workstations, conference rooms, phone rooms, and other support spaces).

The Client requested amenity level fit plans for leasing purposes for the 2nd/3rd floor (All-hands space with stadium seating), 10th floor (General Amenity Level), and 25th floor (Executive Conference Level).

The Client requested amenity level fit plans and 3D visualization for leasing purposes for the 2nd floor (Fitness/Cafe) and 10th floor (General Amenity Level).
