Internal Project Description:

The project is a multi-part development – divided into Buildings A, B and C – that consists of 2 levels of basement, a single-story podium with an elevated courtyard, and a set of residential mixed-use buildings including townhomes, a mid-rise and a high-rise tower totaling approximately 939,300 SF.  

The site is located in the Transbay Redevelopment Project Area of San Francisco, California and is bounded by Howard, Main, Tehama and Beale Streets. The existing site was a temporary bus terminal that will be converted into a public park flanked by two residential developments, Block 4 to the north and Block 2 to the south.

Building C consists of all the basement levels at approximately 88,200 SF and the proposed program includes equipment rooms for: storm water and waste water treatment, fire pump and fire tanks, main electrical substation and emergency electrical room, generator, domestic water booster and backflow preventer. It will also host trash collection for Building A and parking stackers providing the 288 spaces for the overall development serviced by valet staff. Additional fire pump and electrical substation rooms are located on Level 12 of Building A with HVAC Cooling Tower and Boiler/Pump Room on its roof. Domestic Water Heaters are located on the roofs of both Buildings A and B.  

The single-story podium, shared by both Buildings A and B, includes: two residential lobbies for Building A (one facing Howard Street and the other facing Main Street) and one for Building B (at the corner of Tehama/Beale), two corner retail spaces along Howard Street (TI, by others), garage entry off of Main Street, and off-street loading off of Beale Street. The roof of the podium is a publicly accessible courtyard featuring shared open space allotted between Buildings A and B that connects to the street by way of two public stairs facing Tehama and Howard respectively.  

Building B is a 150-foot tall, 15-story residential mid-rise building facing Beale and Howard Street sized at approximately 200,800 SF. The proposed program consist of 192 apartment units, offices, laundry rooms, residential common rooms, community room and roof terrace at Level 11.  

Building A combines the 501-foot tall, 47-story residential high-rise at the corner of Howard/Main with the adjacent 50-foot tall, 4-story townhomes facing Tehama Street totaling at approximately 650,300 SF. The proposed program consists of 352 apartment units, 6 townhomes and 141 condominiums along with amenity spaces on Levels 2, 12 and 35. Condominium units in the tower start at Level 30 and penthouse units start at Level 44.
