Internal Project Description:

Parcel A includes the construction and development of a six-story, ground-up, speculative class A office building consisting of roughly 280,000 - 300,000 GSF with one(1) level of subterranean parking. Limited building amenity spaces will be included as a part of the core and shell construction.  

As the cornerstone office parcel for Phase 1 of the Pier 70 Development, Brookfield Properties may pursue the use of mass-timber construction types as a differentiator from other competing office projects within the San Francisco Bay Area. Part of the Project scope will be to assess different systems as they relate to mass-timber versus other structural options. The Developer may also contemplate Life Science uses in synergy with neighboring communities and developments.

Potentially one of the first mass-timber buildings in San Francisco.
