Marketing Descriptions and Information (not for public use)

Internal Project Description:

Adaptive reuse of an existing historic unreinforced masonry structure for use as an animal sheltering and adoption facility with related administration and veterinary functions. The renovation will include a major seismic upgrade, new site utilities, and MEPFS building systems, new roof, and new floor decks within the existing envelope. The historic building, listed under the Showplace Square Heavy Timber & Steel Frame Brick Warehouse and Factory Historic District, will undergo refurbishment of the historic wood windows and maintenance of the historic brick facade. The roof will be replaced with asphalt singles at bays visible from the street. A new interior courtyard will be constructed. Structural improvements will include concrete and steel reinforcement of the existing masonry walls, new steel framing, and new roof structure. This building will be designed to remain in operation for up to 72 hours in the event of a major emergency. A back-up generator and domestic water storage tanks are provided.

The City has identified a need to replace the existing San Francisco Animal Care and Control (SFACC) Facility at 1200 15th Street in San Francisco, to improve the seismic performance of the facility and the capacity of the facility to support animal care and control services, in the event of an emergency.
The proposed project will construct a new multistory SFACC facility within the existing building envelope. The adaptive reuse from industrial to animal care will require extensive systems and interiors upgrades, with an estimated construction cost of $29.3 Million.
Quezada Architecture was awarded the contract as Prime Consultant managing a team of 12 subconsultants.
